Executive Vice President, Investment Programs & Operations

Mark Mercado serves as executive vice president, investment programs and operations at Capital Square where he oversees the closing and investor relations departments. He is skilled in product development, sales, closing, acquisitions, key accounts and due diligence.

Mercado joined the firm from SmartStop Asset Management, where he served as vice president of private offerings, assisting with the launch of its REITs, its private real estate investment trust and Delaware statutory trust offerings, and supported sales and operations.

Previously, Mercado spent nearly six years with a national real estate sponsor as its product manager of private offerings. Mercado spent approximately six years with Grubb & Ellis and its predecessor, Triple Net Properties, as a tenant-in-common closing manager. Throughout his career, he has closed more than $2.5 billion in investor equity.
