The Falls at Ormond Beach (The Falls) is a well-maintained and well-occupied asset with upside potential through increasing rental rates that are currently below market rate.

Situated in the City of Ormond Beach, within the Deltona-Daytona Beach-Ormond Beach Metropolitan Statistical Area, which has a population of more than 668,000 residents.1 Historical occupancy rate of 100% has been maintained at The Falls for more than ten years, providing long-term stability. Previous private operator generated and maintained high occupancy for this well-run, quality asset, but has not kept pace with the top-of-market rent rates. Homesite rents at the property are approximately $225 per month lower than the top-of-market rates. Newly available homesites will be set at the monthly market rate.

The property is well-located less than four miles from the Intracoastal Waterway and less than five miles from the coast. U.S. Highway 1 and Interstate 95 are within three miles of The Falls, granting residents convenient access to local and regional employment and entertainment options as well as points of interest.
